 Dear Neighbour,

We have now obtained vacant possession of Johnson House (7 February 2012) and the demolition works by our Principal Contractor Lee Demolition, will commence later this month.

1.  Demolition Works

Prior to any demolition works the scaffolded building will be covered in monarflex sheeting to minimise the dust and to reduce noise.

We have obtained a Section 61 Agreement with Westminster and will be installing equipment to monitor noise, dust and vibration to insure we comply with the limits agreed with Westminster, who will receive weekly reports on the monitoring results.

The physical demolition is planned to be complete by mid May 2012, and will be followed by the piling works. We will issue another newsletter prior to any piling works.

2. Access to the Works

 Nearly all of the demolition works will be carried by access into and out from the site via Semley Place.

We require a limited number of heavy plant movements via Cundy Street during the demolition phase. This is because we have established a wheel wash near the exit gates in Semley Place to clean lorry wheels before leaving the site. This wheel wash is not designed to carry heavy plant such as cranes.

We have discussed this with Westminster Environmental Inspectorate who require these movements to be restricted to one per week. Such heavy plant movements will be escorted from Semley Place by a traffic marshall at walking pace into the site via Cundy Street entrance. It will similarly be escorted out of the site from Cundy Street back into Ebury Street. We will advise your resident representatives  24 hours in advance of each and every such movement.

We carried out a cyclist survey of Cundy Street as agreed, and it is used quite heavily particularly in the morning and evening rush hour periods. Prior to the main works we plan to install appropriate signage, and all lorry drivers will be given a ‘tool box talk’ on cyclist safety. Lorries will be restricted to 5mph within the vicinity of the site.

3. Access for Residents in Cundy Street Flats.

Grosvenor Estates suggested, and we have agreed to supply, a new vehicle barrier gate at the entrance from the Cundy Street Flats onto Ebury Street. The current entrance onto Cundy Street will be closed to vehicles during construction works, thereby avoiding potential traffic problems on Cundy Street. We expect this to be operational by April 2012.

 4. Parking Suspensions / Parking Re-Location

We are continuing discussions with Westminster on the provision of up to 10 permanent additional parking bays in the close vicinity. These would compensate for the planned suspension of nine existing parking bays for the duration of the main works May 2012 to June 2014.
